Office closes before 5:30. The phone is never answered. Maintenance sits in the office or golf carts instead of cleaning. We hear there will be follow up, and then nothing. It's filthy. Cannot access fire pits in the fall or the clubhouse to visit with neighbors in the evening. There is one broken-down grill. Lights are out all along the complex, making it a safety concern. The community gates have been broken since March and car break-ins were attempted. Why are we paying amenity fees? Selling point is it's cheap.

Rylea, a leasing agent with The Maddox has been a total angel to work with. She has jumped through many hoops to get me into the Maddox on my desired move in date. I love the place and would definitely advise everybody to call The Maddox their home if they want a quality and friendly place to live.

My apartment was given to me very dirty at move-in. I spent a week just deep cleaning everything before I could unpack. An entire room had strange leak or humidity markings. It was all over the walls. No one thought to paint over it before a new tenant moved in? I think the entire apartment needed a fresh coat of paint since there are so many markings and stains all over the walls. Multiple smaller issues with the apartment that I've had to either fix myself or get fixed by maintenance. It almost makes me feel like no one inspected the apartment before giving it to a new person. The trash isn't taken sometimes despite paying $20 a month for this service (and it's not optional). The common walkways are pretty filthy. From the first day I moved in there was a dead, rotting bird not far from the entrance of my apartment. It took a couple of weeks before it was removed (not counting how long it was there beforehand). I'm starting to think it might have been a bad omen.

Stayed with a friend for a week and the shape of the complex was awful. Trash cans heaped over. Lights flickering in the stair well or not working at all. I fell up the stairs because I couldn’t see at night. There’s animal excrement everywhere from birds to dogs. Even if you wanted to clean up after your animals the waste cans heaped over and weren’t changed my whole visit.

I lived here for 2 years, and I never had any problem with the place before the current property manager, Pedro, took over in the leasing office. Honestly, if I was going just off of my experience in the past two months alone, I would give this place negative stars. Let's start with the fact that most of the buildings are infested with mice and that the gates that are supposed to keep the community secured haven't worked in over a year which I can only assume means that they will never be fixed. But the incident that really justifies the one star review is that about a month ago my apartment flooded, and I didn't get home till around 9 that night so obviously the leasing office was closed. There is supposed to be an emergency maintenance line that residents can get into contact with in cases such as these, but every time I called the leasing office, the line would just ring for a minute, and then the call would fail. This is an issue that over the next couple of days I was told had been fixed, but then happened to me again at a later date. I managed to find a number for the corporate office, and they told me that they were calling the on-call maintenance guy, but that he wasn't answering. So I stayed awake all night long bailing 4 inches of water out of my living room with buckets because no one from the leasing office or maintenance ever bothered to show up. They are supposed to be open at 9 so I was outside of the leasing office at 9 so that I could finally get help, but no one was there. They ended just closing the office that day since I guess no one wanted to come to work. The maintenance guys did finally show up and brought me two fans to help dry out my apartment. I had to spend 350 dollars on cleaning supplies and a rug doctor that first night to clean my apartment myself. I also had to take off three days of work to clean it myself. The only thing the leasing office offered me was to reimburse me the 350 dollars that I spent on supplies which was literally the LEAST they could do. Not once did they ever offer to actually help me with the labor that it was taking to clean everything after the flood. I was told when I first moved in in December of 2022 that I didn't need to purchase additional renters insurance as the insurance that I paid for through the resident portal would cover my personal belongings, but that turned out to be a lie and Pedro and his bosses refused to do anything to make it right. So all in all, I'm out a couple thousand dollars if you include the money I missed out on when I had to miss work. The leak came from the guest bathroom sink which ruined the vanity, and I was initially told by Pedro and Rylea that they would replace the vanity because all of the wood was warped and it obviously wasn't something that could be fixed. Even if it could be fixed, it was beginning to grow mold which is a safety hazard. Pedro then turned around and said that they couldn't replace the vanity, all they could do was try to fix it. Both of the maintenance guys took one look at the vanity and agreed there was no way to fix it. I asked to be let out of my lease because I wasn't going to live in an apartment that had mold growing in one of the bathrooms, and they agreed to let me out of it which is one of the only decent things they did during this entire ordeal. Now fast forward a few weeks, I've moved out and they're trying to charge me an 80 dollar damages fee just for generic repainting and 110 dollar fee that Pedro says they have to do for every apartment when a tenant leaves regardless of condition. I had not done anything to the walls that needed to be fixed, and the apartment was in a cleaner condition when I left than it was when I moved in. Pedro tried to say that it was standard fees, but I've lived at 3 other properties in NWA and none of them tried to make me pay for something that I didn't do. They also regularly decide to close the leasing office at a moments notice and getting someone to answer the phone is difficult. Unless you're looking to get ripped off, I would steer clear of this place.

I went in to look at apartments with my sister as she is looking to move after the new year and we spoke with Rylea. She went above and beyond to help us and answer all questions. She was such a joy and very professional. The complex was beautiful and very well maintained.

I would give the leasing office a 10-star rating for customer service. During my tour, Rylea went above and beyond to explain the details about the apartment and living in Bentonville in general, as I’m new to the area. The place was nice and clean, but I ended up finding another location with a company discount. Thank you, and keep up the good work!
