Stay away !!!!. This place is a joke, Goodluck trying to get a hold of them when the office is actually open they never answer. The neighbors we had would always play loud music on weekdays after 10pm . We spent 2 full days cleaning our place after move out from ceiling to ground and we got charge a cleaning fee. Not to mention they charge you in your rent a residential fee they failed to mention that at our lease agreement. Don’t expect to get your refund back they’ll charge you for anything they can find . Save yourself the trouble and look elsewhere!

We lived at the Refugio Townhomes from 2019 when they first opened and recently moved.

The townhomes are great. They are modern and spacious.

The best thing about the community is the manager, Jazmin. She goes above and beyond to take care of all residents. She even forwarded our mail after we left. She is a credit to the company.

Was looking for a unit to rent and was trying to decide on either Refugio or Elements. I tried calling the day before I went in person to the office and was hung up on twice at 4ish when their office closes at 6.

Fast forward to the next day when I actually go into the office and I’m greeted with a bothered look by one of the office people because they were having a conversation and I just stood there waiting for their conversation to end. I asked about possibly taking a tour of the units and was told to check online. That was it. They didn’t even seem to put in any effort into trying to convince me to lease with them (even after I already mentioned that I looked at Elements and wanted to check Refugio). All they told me was they had a 2-car garage and it was basically a house because no one lived under or above you. When I asked about touring a vacant unit they also seemed like if they didn’t want to put in the effort and just showed me the gym and the pools. After I left I called them again about a couple more questions and hung up on me twice. Based on that experience I will be going to Elements. Stay away from this place.

After looking at all the reviews, I realized that a lot of the positive ones are fake because they seem to have the same recurring themes.

I recently had the unfortunate experience of living at Refugio Town Homes, and I must say, their customer service is absolutely abysmal. The leasing agents were never available, whether it was by phone or in person at the office. It was incredibly frustrating trying to get a hold of them for any inquiries or concerns.

To make matters worse, despite thoroughly cleaning the apartment before moving out, they still managed to deduct a significant portion of our deposit. It seemed like they were just looking for any excuse to keep our money.

One of the major issues we faced during our time at Refugio Town Homes was the constant presence of homeless individuals rummaging through the dumpsters. The complex’s were built fast and cheap so nothing in there was of good quality. The “amenities” are a joke. The gym is is falling apart , every-time I went in there there was another thing broken or falling off. The office room with the computers remained locked the entire 3 years I lived there, we never were able to use them as well as the lounge room. The pool was decent but I never saw anyone cleaning it?

Additionally, the maintenance team was utterly unreliable. We submitted numerous work orders for various issues in our apartment, but the majority of them were never even addressed, let alone resolved. It felt like they simply ignored our requests, leaving us to deal with the problems ourselves. It's frustrating to pay rent and expect a certain level of service, only to be met with negligence and indifference.

To top it all off, when we decided to terminate our lease, they had the audacity to try and charge us a fee for breaking the lease. The ironic part was that they had forgotten to have us sign a lease agreement in the first place. It was a clear indication of their lack of organization and attention to detail. It's unacceptable to try and penalize tenants for something that was their own oversight.

Overall, my experience at Refugio Town Homes was nothing short of a nightmare. I would strongly advise anyone considering renting from Refugio Town Homes to look elsewhere for a more reliable and professional management team. Don’t count on getting your deposit back, if you go through these review almost everyone states the didn’t receive their deposit back.

I could not recommend highly enough, especially for military! Close to Vandenberg SFB (15-20 mins), located near shopping centers, with a nice selection of floor plans, in-unit laundry (what a boon!) and the convenience of a garage (most places don’t have garage parking), Refugio was everything I needed to feel safe and comfortable. In addition, the customer service was excellent. Patricia was super helpful throughout the application and leasing process, and always made herself readily available to answer any questions I had. She was incredibly kind, polite, and professional, as was the rest of the staff I interacted with. Jasmine handled any maintenance requests very quickly, which was much appreciated! They were also very aware of the PCS process, which took a huge load of stress off once I received orders. All in all, highly recommend for military and anyone who may need to stay in the Santa Maria area. You won’t regret it!

What can be said of Refugio Townhomes, except: Shangri-la...a dream living experience. Never has there been a finer manager than Jasmine. Her attentiveness is the definition of above and beyond. The very best place I've ever resided and thoroughly deserving of this 5 star review.

I have been living in Refugio for almost 2 years and my experience so far has been excellent. Clean, quiet, and great service! Today I had an issue with my garage door and Patricia and Jasmine took care of it right away! Thank you for being so responsive when we need it the most!

Super military friendly! Patricia was extremely helpful and friendly in the application and leasing process. She made us feel right at home. She was also super accommodating in helping us break our lease because of an upcoming PCS. Jazmin is very responsive and helpful for maintenance requests. The attached garage is rare for apartment rentals in this area and the security is worth it. Plenty of space. Quiet neighborhood, and the residents are friendly. Close to the shopping centers in Santa Maria, but not close enough for traffic to be annoying. Roughly 15-20 minutes from Vandenberg SFB. I highly recommend living here, especially if you're military looking for off-base housing!
