Probably the worst hotel experience of my life. Stayed in February and the was NO hot water and NO heat. Went to bed in winter clothes and woke up sick. Terrible mattress and stained. Incredibly small space (and we live in NYC and know small spaces). The bathroom was so narrow my husband could not fit through the door without turning sideways with his shoulder width. If you are overweight in the slightest you could not use the toilet! No toiletries (peaked in another room and there was some must have forgot to restock ours). Very uncomfortable and sketchy overall. Bar and restaurant closed for season so could not comment on that.

Our family has been staying at the Pine Hill Arms for the past four years. Our kid is on the Belleayre ski team - so it is such a gift to have a clean, affordable option like the Pine Hill Arms SO close to the mountain. We stay almost every weekend during ski season.

The staff, Peter (and previously Jane), are very kind and go above and beyond to make our stays smooth.

The hotel is older (as mentioned in another review), but everything (rooms, lobby, linens) is super clean. The beds are comfortable, you can sit by the fire in the lobby after skiing, and the town of Pine Hill is very cute. The hotel's restaurant is closed right now (such a bummer - it was really really good), but hopefully they'll find a new operator.

Please BEWARE,there web site is a work of fiction…. Not one of pictures were recent or real .. I have frequented this establishment before , 20 years ago (when the pictures were taken) and I knew the previous owners. I told my wife what a wonderful place..Recently we booked 4 nights, our intentions were to ski and enjoy the incredible restaurant with the rave reviews and bring in the New Year 2025 at the Pine Hill Arms… ONLY The restaurant And Bar section no longer exists, it closed or was condemned some years ago. There was no lobby , there was a phone number to call , which we did , some HoBo showed up with a key and showed us to a room on the third floor. It was slightly bigger than a prison cell , no TV, the sink was next to the bed ,, which was horrible and the bathroom with a shower stall that looked like it had not been cleaned in ages ..we left ../Booking. Com refunded our deposit, and American Express has stopped payment…if review was helpful in any way I am grateful…PS we ended up staying at Hannah’s resort, some miles away, four stars😉

We booked this hotel for 2 nights for a skiing weekend at Belleayere Mountain. We ended up staying only one night and paying extra to book a different place for the second night. The carpet is thin and dingy, the place has an odor, and the rooms are below average. There was no hot water. And the bed was so uncomfortable - felt like an air mattress. The only plus point was that it was a 5 min drive from the ski mountain. For just a little more money, you can book a room at one of the many nicer bed and breakfasts in the area.

Omg, worst hotel we have ever stayed at! The building is so old and fragile, the floors are all crooked and uneven by literally 3-5 inches difference. I have no idea how this building passed inspection to be in business. There are tons of big gigantic flies inside the rooms. So gross 🤮 !! One of the rooms we book has no heat in winter, have to rely on portable heater. I just couldn’t imagine such hotel exits.

Our stay at Pine Hills was uncomfortable and unpleasant. Our room did not have heat and we were forced to rely on one space heater which provided insufficient heat. Our room, as well as our friend’s room, was filled with flies that got trapped in blinds that let in copious amounts of light. In addition, the floors were slanted and when I slept at night I would slide down the bed and wake up to find my feet hanging over the edge! Extremely unsatisfactory.

We came from Raleigh, NC. I had such a difficult time trying to find a place to stay. My fiance was coming to see his youngest daughter graduate from High-school. He has not seen her in 14 years. We needed something decent that was close to Roxbury NY. I booked a room at this establishment. I was contacted shortly after my booking. I did inform that we were coming from NC. We were definitely not going to make 6pm check in. I was told that was not a problem and the door would be open for us. We experienced more traffic than expected. I called multiple times and left a message. I did receive a call back. I let a female know we were going to arrive even later then we expected. I was told that was already expected and the door would be left open. I didn't have any worries until we arrived. Locked. I called the number and we were told once again it was supposed to be unlocked and available for us to get in. We had to wait to have the owner? Let us in. 20 ,30 minutes later. We have been in the car a very long time. Do not trust the pictures. I know in the agreement 7 days before. I couldn't stay here. I wish, I was offered something for their mishap, but was only offered complementary coffee as the door hits me in the butt. I'm at a loss with nothing to make up for the 2 extra days I paid for. Really? I understand the policy, but ... Great way to welcome guests by making them feel unwelcome.

This hotel is really going to be a flying hit or a dreadful miss depending on each person's taste. If you like older buildings, history, rustic living - this place was quite interesting. However, if you're indoorsey, non adventurous, and like the frills of a large room & this is not for you. Hotel has no typical amenities (tv, fridge, microwave), does have ac, soap/shampoos, coffee in lobby. No phone service in the town made it difficult to find restaurants & things to do - this was also true of surrounding towns (you're in the mountains, duh). As a "not social butterfly" we enjoyed self check in.
Overall, if you're easy going and just need a place to sleep between your hikes, this place is a good option. If you want fancy, this is not for you.
