We would definitely recommend this community. It is a great place to walk your pet anytime day or night with the feeling of it being very secluded. The grounds are immaculate and having access to the clubhouse is a great feature. We are moving out of state and our home, Space# 172 will be available soon!

My grandparents have lived here for almost 25 years. I went swimming as a child many a times during the hot summer days. The community feels like a small little neighborhood where people take walks and talk to there neighbors. The Park has changed over the years and people have moved in and out, but for me, coming back, brings up childhood memories I love to cherish.

My wife and I did a "sound the alarm" Red Cross event here, installing smoke alarms in a high risk area. The majority of people were very sweet to us and the houses were very nice. It seemed like a nice place to live, but I'm not 55 or older.

It use to be nice senior park but all age now its tweakers moving in and have people living in sheds on the property

My mother in law has lived there for many years in her mobile home. She loves it. Beautiful Senior mobile Park. Gated. Helps us worry less. Good neighbors.

When we started looking for a new place Modesto, we started with conventional houses but most in our price range sold before we could make offers. When we started looking at manufactured house, Friendly Village was one of the first senior housing complexed we considered. Unfortunately, the space rental was beyond unreasonable. Fortunately, Modesto Verde has everything Friendly Village has without the space rental – home owners also own the property.

Very well kept place, but price of rental for space is much too high.

Interesting comment from "K" re: bbq area. Perhaps they don't realize that even tho you can cook your food on "their bbq" you cannot EAT in the area. It's a waste of ammenities. I have lived here for years and have NEVER see anyone except management using their bbq. Per Ca. Housing Authority mobile home parks can only increase space rent between 1 and 3% monthly. Since I have lived here, space rent has increased the MAXIMUM allowed each year. Before you buy, please project out space rent for at least 10 years..you could easily be paying $250.00 more a month if you start with a base rent of $700.00

Seriously though, nice gated community is a not so nice neighborhood. Putting course, clubhouse, pool area with accessible bbq. The bbq pretty much became obsolete when the dictators banned eating and drinking brews in the pool area, along with no smoking. It used to be a great visit to mom chillin by the pool chugging beers. Oh well.
