As my time comes to an end at Folsom Ranch Apartments and in Sacramento, I want to take a moment to share my honest assessment of my experience within this complex over the past several years.

I have always appreciated Erik’s consistency, demeanor, integrity, and overall delivery. Omar and the maintenance team have been essential to my experience here, always responding in a timely manner to any issues that arose. Enrique, who manages landscaping, is an exceptional person dedicated to keeping the property clean and well-maintained. His hard work ensures that we enjoy beautiful views every day, and I especially want to thank him for his efforts during the hot summer months.

The most negative experience I encountered was with some previous neighbors not picking up after their dogs, which was surprising given the availability of poop bags at almost every station. However, I always felt safe walking my dog in the early mornings and late evenings. There is plenty of guest parking, and my neighbors are friendly and respectful, making for a peaceful living environment.

I will truly miss residing in this area and being a part of this community. One of my favorite aspects has been the cordial relationships among neighbors—we greet each other and are great at minding our own business, which contributes to a wonderful atmosphere.

Overall, my experience has been fantastic! The only feedback I would provide is for management to consider upgrading the gym with newer equipment and perhaps extending access hours with a fob key, as the current 10 PM closing time doesn't quite align with my personal lifestyle and I’m sure others may agree.

The maintenance crew did an outstanding job replacing my AC unit that went out. They had to move the new unit down a steep hill beside the building, spent hours hooking it up, and it works perfectly. The staff in the office were also fantastic, providing me with a mobile AC unit to use until the new one was installed.

DO NOT MOVE HERE!!

This place was awful for the time we lived here. I could complain all day about this development but here are some of the big issues that stuck out. The first 2 weeks of my wife and I living here my car got broken into, when I went to the office to inform them, no action was taken nor did they seem to care or take preventive measures for the future. Next, they advertised to me that we were walking distance to downtown Folsom, so I thought great what a perk. Little did we know that leaving the neighborhood was super sketchy because there were no side walks, and cars would speed up the hill. They also advertised how great their gym was but it was always disgusting and never cleaned. Most recently the residents mail security was out at risk when letters and packages were being stolen out of the residents mailboxes.

Furthermore, there was this older blonde lady who worked there and she was as rude as can be to us every time we walked into the main office, so stay away from her and avoid at all cost (you know who you are older blond lady). Lastly, we believe that our security deposit was entirely mis-managed when we in fact owed money to Folsom Ranch after making a conscious effort of the leaving the apartment better than we found it. One positive was the maintenance workers were on top of it so a big shoutout and thank you goes to them. I hope if you do move here your experience was better than ours. But I don’t believe these apartments are worth the money you pay in rent. Thank you and good luck to all current and future residents.

Do NOT move here ... They will send you a ridiculous bill and make you run around, they will send you in circles and your rental history WILL BE RUINED. They incorrectly unfairly ruined mine. You won't get your Deposit back no matter how clean and respectful you are. I feel thoroughly robbed. They ll treat you like how a renter should be treated, if you get what I mean.

I've lived at Folsom Ranch for five years now. The property itself is impeccably maintained and the management staff have been highly attentive and respectful throughout my time here.

Most recently, I experienced a clogged sink on a Sunday evening. Due to the severity of this, and wanting to make sure this didn't become an issue for our downstairs neighbors, it had to be looked into right away.

The front office was closed and maintenance was gone for the day. I called the emergency number and was immediately put in touch with Daniel, who is one of Folsom Ranch Apartment's "emergency maintenance" specialists.

In less than 30-minutes Daniel was over, assessing the problem and working on it. While this issue took longer than any of us expected, he got everything fixed.

In the five years I've been here this was the first emergency issue and it could not have gone any smoother. Daniel and the Folsom Ranch Apartment team once again went above and beyond.

I live at Folsom Ranch and I really like this place. We are well located walking distance from old Folsom, train and American River. I love the nature around the property my apartment is a corner unit so we have lots of privacy and we can always see the Wild life around us which is awesome. The property is clean, safe and has great amenities. I love the huge modern gym they have and the pool is great too. I feel safe here we have courtesy patrol but have never had to use it. Maintanence staff is great the techs are super communicative and always come by on the same or next day. I had one emergency with my toilet and they were here in 15 minutes. Staff in the office is always welcome and polite never had any issues any time I call they are willing to help. I like the new manager I think her name is Jessica she is always very responsive and helpful. We are unfortunately moving out due to the increase on our rent but overall we had a great experience at Folsom Ranch and would for sure live here again!

Lived in these apartments for 4 years so let me give you a honest review and I have all the proofs to back them up.
1) The Work orders take forever to complete and sometimes It takes multiple calls to remind the leasing office on the same.
2) Some people in leasing office are really rude and don't listen to the actual issues .
3) My apartment was in the basement which didn't had proper ventilation. The Kitchen area was really small and the chimney was very old.
4)The carpet quality was really bad and even after living there for 4 years they charged me for the carpet replacement which only covered master bedroom as rest of the area was wood.
5) Once there was a leakage in my kitchen and it took them 1 week to fix it initially they didn't even offer me any alternate accommodation considering the amount of machinery and chemicals that have to be placed to fix the leakage from the kitchen walls .I had to really fight for getting the accommodation as we had a toddler to take care of . I was never updated on the progress of the fix and had to extend my stay at the Airbnb from my pocket.
6)Before vacating the apartment I had a pre-checkout inspection and everything seemed fine .
7) After a week I was asked to pay a huge amount for the cleaning services based on some estimate which was not an actual bill . Even after sending multiple E-mails for providing me with an actual bill I hardly got a response.

My Advice is Think before you move into these apartments .

I would just like to point out I am active duty military and got orders to go over seas. Upon check out we asked them multiple times for the final bill due to the fact we were no longer going to be in the states. No response left emails and phone calls and it felt like we were being purposely ignored. 6 months later we get an email saying we have an amount of money going to collections. Yet they never reached out or informed us of this situation. Other than that the apartment it self was alright definitely not worth the cost they are charging you. I hope everything works out if you decide to choose this place. But in my experience their rule of thumb is if they don’t answer the phone it’s not a problem they have to deal with.
