This place is appalling and horrible to live in they towed my vehicle even though it was not in a red zone and there were no signs that said you may not park here other people have parked in that spot with no problem they don't even take the time to give a warning even though they will send mass text messages about people smoking Marijuana, people needing to move their vehicles and many other things on the complex but this one time they just automaticly called the towing company. The horrible lady in the office said and I quote "do you know how long it would take to see who's vehicle it is" but it took her only a moment to call a tow truck also the Cockroach problem is awful they don't do anything about it and it takes them forever to even fix maintenance problems it took a whole year for them to come and look at a window that takes on water and leaks into the apartment and onto our bed every time it rains and still have done nothing about it I am still currently dealing with it by having multiple towels to soak up the water do not move into this place it is awful if I could give no stars I would and the new management it just as awful as well stay away from this place looks can be deceiving they make the outside look good but the rest is Atrocious find a better place to live anything is better then this place

I've lived in Tucson since 2014 and I've lived in a number of places. Casas Adobes Apartments is the first place that I really feel at home.

I love the location. North Tucson has such a great view of the mountains!
Right next to a small shopping center and in the middle between the Tucson Mall and The Foothills Mall.

As far as my apartment, one of the things I learned a long time ago was to always have a washer and dryer in unit. The apartment they had available didn't have what I need so they built a laundry closet and installed a very nice new washer and dryer set. There's also 3 different laundromats on site that I can use when I've got heavy blankets and such and I don't want to burden my beautiful washer and dryer in my apartment. All the other appliances were brand new as well.

The topography of the complex is fantastic and the grounds crew is always working to keep everything looking beautiful. So much green here. So many trees and flowers. Flowers are constantly being updated for the season. Whatever they are paying their groundsmaster they certainly are getting their money's worth.

The few maintenance issues I've had have been handled with an air of urgency and there is always follow-up to be sure I was satisfied.

In the end, for me, home is about having connections and let me tell you the staff here are wonderful. Jordan and LeighAn are a great team! They are both so friendly and professional. Great sense of humor and always solution focused. They know everyone by name and have learned to put up with my constant excuses to come in and raid their popcorn.

This is definitely a friendly, family-oriented place to live. BBQs by the pool or nights in the hot-tub I am loving every minute of it. The pictures I posted were taken when I turned around from the grill today. I mean, come on, who has a bridge that crosses over a river with a fountain leading to their pool?

I've been a resident for almost a year at this boutique-style apartment complex. I love that it's not so spread out & all of the amenities are easily accessible. There is a nice little trail leading to the awesome dog park. My dogs can't get there fast enough!
It is also a big plus to have your own full-sized washing machine and dryer in your actual apartment in this AZ heat.

Casas Adobes has great management and grounds. It's a little gem on top of the hill!

I lived here for 4 years so there is a bit to cover.

The manager is rude and will not respect your privacy. She is always outside talking on the phone next to the pool area smoking and watching the tenants. If your apartment has a patio, she will look over the fence and email you and text you about the state of it. (Although, im unsure if she only did this to us because our surrounding neighbors patios had tons of trash on them but she assured us via email everyone is treated equally.) Other tenants i spoke with, had their own issues with the manager. Some said they didnt have any issues with her, so maybe it depends on what apartment you are in. We personally felt like she was harassing us with how often she would email, call or text about random things. I wont get into the specifics, but just keep that in mind.

Maintenance does not communicate with the office staff and spends most of their time leafblowing the front pool area starting at 8am, monday through friday. It seems like a huge effort to make the front area look like an oasis because the apartments they show on tour is right near the front pool and they want it to seem perfect. Huge waste of time.

Meanwhile they neglect the tenants who actually need things fixed. It took an entire year of emails, phone calls and pleading to get a replacement dishwasher. The one we had was dripping rust on our dishes and no matter how much we cleaned it, it always came back. Maintenance told us that they would replace it. when i asked the manager weeks later because we still had no dishwasher, she seemed upset they told me they would replace it and said it was unnecessary and canceled it. Eventually I was able to convince them to replace it, or they just got tired of hearing from me. Our fridge also broke, it took them 2 days to determine it was actually broken, by then our food had spoiled, when i reached out to the office to ask if we can be compensated for the lost groceries we were told no and that they are not responsible, even though they could have replaced it much sooner.

Our electric bill was higher than normal because our AC/heater had to run overtime to actually cool or heat the apartment because the doors and windows werent properly sealed. When we informed maintenance of the front door having gaps and a lot of air escaping, they said its because the door frame is crooked and it would be to much work to raise the door and level it so they arent going to. The windows leaked a lot, any rain or condensation would build up and cause mold. There was a lot of cleaning involved to make sure this was a safe environment to live in. Bees would also get into the unit because of the gaps.

This may look like a gated community, but it isnt. Anybody can walk in and out with no consequences. Homesless people dig through the trash and bathe in the hot tub. The vehicle gate is useless and breaks often because someone hits it. Why not just get rid of it? It does nothing!

I had the pleasure of living here during the pandemic (mid 2020). They had a pipe line burst and all of the water to the entire complex was shut off. Which isnt anyones fault, but If it was for a day, it wouldnt have been an issue, but it was 2-3 weeks of no water in the middle of a pandemic. People were scooping buckets of water out of the pools in order to flush their toilets and do dishes. The management only handed out water bottles and put porta potties in the parking lot, which i dont think anyone really used because this was mid pandemic. Management refused to provide any discounts on rent even though we went almost a full month with no water. It was also on the news and you can actually google it and find the news segment where they interviewed tenants.

This complex is overpriced, and not as nice as it seems by the cover. Only live here if you have to.

Casas adobes is the worst place to live at. Unless you like cold showers, no parking spaces, and disrespectful staff. When we first moved in we notice we had no hot water after months of contacting the office and the management company we were called an “inconvenience” and moved out a year later still with no hot water. After speaking with our neighbors this was a common theme here. They would constantly do inspections that lasted a week at a time that they would be able to enter your apartment from 8-5 any day of the week. When they finally made the inspection after postponing multiple weeks at a time they would leave the door wide open even if you had pets and asked them to close the door. We had multiple workers come into our apartment at 7 am blasting music from speakers. They have very limited parking for the amount of residents and we had to frequently park next to the gate when our apartment was in the back building if we arrived home later than 5pm. The management specifically Leighann was rude and disrespectful about any questions we had. They even turned off all the properties water for a whole day without notifying us of the maintenance.

The price is a bit too high for a place where they don't feel like they should ever have their air ducts cleaned (she specifically stated, because they don't have to) or provide furnace air filters, that actually filter out viruses. The ac and bathroom vents, are really loud. Didn't have allergies until after viewing the place. Closet sliding door hanging off (been like that for a week or more). They sprayed some chemicals to neutralize odor, saw a can of it. What odors do they need to neutralize / mask, that they are not actually cleaning, instead? Carpet edge loose. Some cabinet doors are not aligned, it seems like they only replaced the doors, not entire cabinets. Washer all banged up, as if someone sat on it. If you have a mold allergy (which apparently, 1/4 of people have), this may not be a healthy place to live, especially since there are many reviews about water issues, I'm assuming, that probably produced mold and mildew in their units.

They are offering one month free, it is prorated to end of the month. Convenient location, and if you're OK with bumpy roads and heavy traffic right outside, this may be for you.

Probably the best place to live in all of Tucson , it's definitely the most safe and secure apartment complex.. peaceful quiet great staff well-maintained clean apartment complex
