Don't live here unless you want your things stolen from the garage or your car broken into!! They got into my garage and stole more 4k worth of work tools and within two months my work truck got broken into! All the maintenence crew said was "well you have renters insurance" smh. So you're paying more than 2k for a one room apartment in brea ca and can't trust you won't get anything stolen These apartments are so expensive and there's no security/safety at all!! The apartments at night lack alot of light in different areas of the complex so if you're walking at night you have to be cautious! The apartment itself is run down. The window is old! The blinds are old and break easy! The balcony is even worst! Good thing I won't be renewing my contract this coming up year and hopefully they don't try to keep my money like I've read from these other reviews!!!

My son and I have lived at Birchwood Village Apartments for about 5 years now. The office personnel have seen my son grow up since he was a baby. They have been very attentive & address concerns/maintenance issues promptly. There are enough laundry facilities to accommodate all residents. Multiple pools, 2 small gyms, handball/basketball/volleyball court area, multiple bbq grills throughout the complex, and perfect location to all your local needs. The schools in the area are also great. Birchwood continues to improve the complex and make it not only safer but a very appealing place to live.

I have lived here for a year and had enough and was the worst apartment I have lived in by far. For the price and what you are getting out of it is horrible and insane. Here is a in depth review if you truly want to spend money living here.
1. Everything breaks, everything in the apartments are cheaply made and breaks with minimal use with constant maintenance calls. When we first moved in our bathroom was leaking to the storage closet and didn’t have use for our bathroom for a week.
2. Parking is horrendous and having to walk longer than a drive way space carrying heavy loads of moving boxes, equipment, and groceries is a daily pain especially in heatwaves. Not only that but one of our housemates had their car dented by some other car and never left a note. So don’t even park your car there unless you want someone hitting it.
3. BEFORE moving in we saw ants…everywhere, we called maintenance and they only did temporary fixes and we had to battle ants that came with the apartments for majority of our stay, they would chew through PLASTIC BAGS to get to our food and would swarm bathroom sinks. After many maintenance calls this issue would just not be resolved. Only time they are gone is in winter from November to march and they will slowly creep up again in full force. Not to mention the roaches that crawl around at night if you look hard enough so don’t leave your door open for too long or they will crawl in.
4. They will do anything to keep your deposit and even charge over that. For certain fees that are not necessary which is standard for run down places like these to make money. Every place I have lived prior and now have been nicer with CHEAPER RENT and have gotten deposits back in almost the FULL amount.
5. No one barely uses the amenities so don’t let their incentive trick you. Half the time the pool is dirty, in service, and people around the area will yell at you because their apartments are close to the pool and they get irritated from the noise. I have heard others yell at people to be quiet at 5 PM. So half the people living there are horrible people and the other half are somewhat nice.
6. If you renew your lease they will raise your rent an additional $200 dollars. So not only are these apartments ghetto and expensive, THEY GET MORE EXPENSIVE. I have no clue what services are you even paying for that could be worse than what they give you. The new stuff they add to the apartment is just sad if that is what they are raising the rent for. I was there for the construction of the small dog park that can barely fit two dogs and a human.
7. The staff is very nice and understanding which is a great plus with all the poor quality this apartment has to give. I truly do appreciate the staff and their patience especially since they just work there and have to get the blunt end of these complaints.
I truly believe anyone who likes living in these apartments simply just like the location and nothing else because you can definitely find cheaper and NICER apartments if you look hard enough. My current place is a lot better and $600 cheaper still located in the upper OC area. The only reason why we stayed at these apartments was because our lease prior was ending and we didn’t have enough time to find a nicer place. This was just my experience some may say different. But, unless you really want to live in the Brea area for somewhat as a cheaper option compared to the rest. Save yourself the headache.

I have had my eyes on this complex for quite sometime. Somewhere between 2011 and 2012 by brother used to live here. When my mother and I would visit, I used to think how nice this place was and aspired for it be where I get my first apartment. Many years had gone by and I eventually moved to Brea, unfortunately it wasn't at Birchwood. After living in Brea for almost 6 years, my fiancé and I finally get the chance to live at Birchwood!

It's ironic seeing all of the negative reviews regarding the leasing office because so far the staff is exceeding our expectations! I understand that somethings aren't going to go as planned when living in an apartment, but it's not always going to be "perfect". A huge thank you to Lourdes for all of her help since day one of this process. I was unable to do the tour with my fiancé, but he was able to view the property with Lourdes. He relayed to me how informative and knowledgeable she is. Now have being able to speak with Lourdes over the phone, she is extremely friendly, professional, and has made this process VERY easy for us. We are truly grateful for how Lourdes and the Birchwood staff has made this process smooth for us along with the accommodations.

I lived there for 5 years and when i moved in, the apartment was not redone like the other apartments in the complex and everything was old and just painted really bad and the carpet was old and just dyed to look new. My lease said after 5 years that I wouldn’t be charged for a lot of things because I lived there for over 5 years. I got a dog and paid extra deposits and $50 more a month for him and when I moved out, they made up a lot of lies and said I owe a lot of money to set up the apartment for the next person to live there. They said they are only giving me back $200 instead of the $1300 I paid for the deposit. I scrubbed that apartment and left it better than when I moved in and yet they still charged me a lot for a cleaning fee. Do not live there because it’s too expensive and they will make up any excuse and lies to keep your deposit no matter how long you live there. My dog did no damage to the apartment.

This place was nice to live in, but the people in the leasing office have such terrible attitudes. The afeminite man with the long hair, the old Hispanic lady that can barely speak English, with the exception of Stephanie these people need to be coached on how to handle tenant concerns. It's no wonder the reviews impart what they do, it's true. Your office staff is a sad joke. Rude and incapable of effective communication. Move somewhere where the gate isn't always broken, or there isn't homeless people using the facilities. It happens all the time here!

My boyfriend and I have lived in one of the 2 bed/1 bath units for almost a year now and we've absolutely loved every minute of it. The complex is clean and quiet, and all of our neighbors are incredibly friendly. The staff at Birchwood is amazing and is always happy to help whenever needed. Any maintenance issue I've had has been resolved quickly within 24 hours, but usually day of.

I feel very safe within the complex, which is a great feeling. The entrance gate has been broken only once since we've moved in (which is almost unheard of in gated complexes) and was repaired very quickly.

All of the units are gorgeous, and there is plenty of laundry rooms to access with ease.

Our unit has two assigned parking spots, which is amazing, and there is plenty of guest parking for when our parents decide to visit for dinner on occasion. The main AC unit is not central, but it's honestly powerful enough to cool off a majority of the apartment.

While there isn't a main coat/broom closet in the unit, there is plenty of storage space throughout, as well as a large outdoor storage unit in front of our covered parking spot. Both of our bedrooms are very roomy, and the closets are very large. The kitchen and pantry are incredibly spacious, and the unit also came with a refrigerator, which was a wonderful surprise as many other apartment complexes do not provide that amenity.

Paying for rent and utilities is also a breeze, as everything can be done completely online.

I honestly have absolutely nothing negative to say about Birchwood Village. We were incredibly lucky to find such an amazing place to live. I'd recommend Birchwood to my friends and family without hesitation.

Employees at Birchwood Village are pleasant. Lourdes and Stephanie communicates clearly and always have a positive attitude with a smile. I have been living here for 5 to 6 years and they are my go to when I need something done. When my daughter and I forget to bring water when we go to the gym they provide us a water bottles. I usually don’t do reviews but I wanted to take a little time to write this one because they both deserve great compliments. Thank you ladies and god bless! For Birchwood, can we fix those BBQ Grills please? it will be appreciated, thank you!
