Al principio no está mal el precio pero cada año te aumentas mas de 200 dlls por renovar el contrato aparte que te cobran todo por separado la basura, agua caliente , el agua regular, drenaje y un impuesto que no se sabe de qué es a demás que de agua te cobran lo que eyos quieren por que no hay medidor de agua por apartamento son entre 200 dlls y 210 dlls por mes extra de lo que es tu pago de renta en realidad un apartamento de 2 recámaras hay te está costando más de 3000 dlls por mes está lleno de escaleras y los estacionamientos son lejos de tu apartamento la mayoría y no se diga para ir a la lavandería tienes mucho que caminar de hay en fuera el lugar está bien bonitas albercas lugar para asar carne an echo unas remodelaciones para mejorar el lugar pero claro ala gente que esta rentando hay le están sacando el dinero de las remodelaciones poco a poco bueno si te quieres mover a vivir hay ya sabes un poco de cómo son las cosas en ese lugar

I am giving only 4 stars because I have lived here for only 7 months. The other reviews talk about roaches, rats, and homeless people in the laundry rooms. I have not experienced any of those problems. It is quiet where my unit is and I haven't seen any police activity. I really like my apartment. The only problem I have is that the outside areas have alot of fleas. I can see them jump on my pet when he goes for walks. He has flea protection and still gets fleas on him. I have never had to deal with this problem until I moved here. It would be great if the staff would have the areas treated since this is a pet-friendly complex. Other than that, this is a great place to live.

I think it's very nice in these apartments there's lots of trees that are very pretty I haven't had any bad experiences with the pool or the jacuzzi it's actually pretty secluded and doesn't have the entire complex looking down on you while you sit and relax there. There's a there's also bathrooms and shower at the pool which is nice and as far as homeless people here I haven't that I remember ran into anybody that seemed to be bothering anybody except for a few who seem to be looking for maybe cans to recycle at the dumpster and seemed to get whatever they needed and quietly left. Staff doesn't bug you and basically let's u enjoy your living space in peace. I personally think for the price and location its pretty comfortable here if u know how to get past the little things u don't like about it. It's not that bad. We have enjoyed being here so far. Don't be leave everything u hear. It's nice for the price is what it comes down too. If u want beller it's going to costore to get it I guess. That's how that works for rentals .

Now that I've moved, I can share an overall review. I lived here for a year and a half about.

Apartments are okay. You get what you get with the price, and the area isn't too bad. People were friendly, and I never had an issue with anyone. The laundry rooms tend to be left open, though, and I've seen them get vandalized and see homeless people wander around them, so I'd be careful. People also tend not to pick up after their dogs, at least in the section where I lived, so it was hard to walk through the lawns and smell bad, especially after it rained.

However, management is terrible. They're mostly friendly when you get a hold of them, but it's so disjointed. It feels like no one knows what's happening whenever you need something done. I've had them misplace paperwork, forget maintenance requests (and close them when they never get done), and forget to reach out with important documents for lease renewals. And, it feels like no one ever picks up the phone. Overall, the office feels like no one communicates with each other on what's going on with their residents, so you get inconsistent answers and help every single time. They also bump up your rent by the highest they can, so that deal you get when you first move in really doesn't feel worth it by the second year.

They *need* more maintenance staff. While I was there, I was told consistently of how small their team is for a couple hundred apartments, and it can take *weeks* to get anybody to come over and help so everybody has to be super patient to get anything fixed. We had a broken balcony door for over a month because of rainfall, and it still didn't get fixed by the time we moved out. It's not the maintenance team's fault, but I feel like they're definitely short staffed.

Overall, 2 stars. Our first year was fine, the second was just filled with issues I can't even name them all.

TLDR… Run while you can! Located between the Vista jail release area and CA-78 tent city. Lease renewals carry the maximum legal rate increase. Cheap tactics/material to fake luxury. Office staff, particularly Patty, is always extremely unpleasant to work with. Bugs!

Location… Nestled between the Vista jail release area and CA-78 tent city. Be ready for some interesting conversations and interactions with the nonresidents, especially in the laundry room. Nonresidents are always using the sink to wash clothes while charging electronic devices from the electrical outlets intended for the washing machines. Can't lock the door, they just kick it open. The apartments are located on a hill, with no guest parking. If you’re not on one of perimeter units, don’t plan on having guests. Lastly check your parking spot before signing. The first unit I was offered was a ground level unit, but because of the hill, my parking spot was three flights of stairs on the downhill side of the unit.

Cost… The office offers a decreased rate to get people in, then the rate increases are the legal maximum(10%). This a recent change, I have been here 6(ish?) years and increases use to be mild. This will quickly offset for the discounted intital price. Google when the best rental rates are offered. The price offered during summer is different than winter. Lastly, there are places with a significantly higher quality of life(better parking, close to shops, in unit laundry) nearby for similar rates.

Quality of life… Keep in mind this is advertised and priced as a luxury community. The parking is ungated and assigned/offered based of the number of rooms in the unit. If you have a partner and a single room unit, you will only get one parking spot/pass. One of you will have to park on the street, and that can be a rather long walk/hike as it’s on a hill. In my unit, the doors original oil based paint was painted over with water based paint. This causes the top layer of paint to bubble/flake off. The little flakes stick to the flooring have to be removed from by hand. Hopefully it’s not lead. You can see light around the door seals, so bugs are an issue, and your heating and cooling will not be very efficient. There has recently been a recurring bunch of ants on my kitchen counter. They are coming out of all the cracks in the building. Ants have always been an issue, the kitchen counter is just the most recent intrusion. The cabinet doors are not flush or straight. My worst door sticks out ¾ of an inch at the hinge. Looks like they had stevie wonder do the install. I’ll have some pictures, but the alignment and operation are just awful. The cabinets around the dish washer are water damaged. When moving in the countertop was patched and expected to be replaced. Some 6 years later it still hasn't been replaced. The air conditioner began to leak water and damaged the ceiling. While the air conditioner was replaced, there seems to be black mold on the drywall, and the popcorn ceiling is still damaged. It’s been a year and no word from the management office. I noticed the apartment next to mine is being prepped for move-in, the carpet was replaced with wood pattern linoleum. That’s about the same as painting over oil-based paint with water-based paint. It looks good for a little bit but is very cheap and not very durable. Don’t be distracted by the flash. Neighbors recycle, the patio is always full of recyclables and rats.

Staff… Unnecessarily unpleasant and unwarranted disdain, barbs, and lies for the tenants. It’s a very uncomfortable rental office these days, particularly Patty. She has repeatedly aggressively lied to cover her actions. I have had to go to the parent company to get her to be responsive and correct her actions. Unfounded fees specifically. So shady.

Conclusion… If this complex was advertised as “you could do worse” and priced accordingly, I wouldn’t have been so critical. With the self-assigned “luxury” designation and price, I would have to recommend passing on this complex.

You may as well live in a 3rd world country. Condescending and rude front office staff
( especially the brunette manager), rats, homeless, tons of police activity, no running water at times, pools and amenities are consistently non functioning, the maintenance staff is great once your actual able to get a hold of them. Over priced for what you’re paying for and an all around unsafe unsanitary living environment. I would pay to never have to live there again.
