I just wanted to take the time to say that after my 2 years of living here that I’ve never been happier. The difference between living at the dorms versus Aspire was night and day. When I first walked in my apartment was modern and contemporary and my experience was forever changed when I walked into my bathroom and the I was greeted with my mirror lighting up. Not to mention the amenities that come with living at this complex from a jacuzzi to the terrace rooftop. One of my favorite things to do having lived on the fourth was walking to the glass panel bridges overlooking the pool and just feeling the breeze wash over me as I overlook the gorgeous view at night with the lights. After a long day I’m able to destress with a view that is reminiscent of a Beverly Hills hotel. But above all I can’t praise Victoria Gaskins the leasing manager enough. From day one and even now when I’m a current resident here she has always been welcoming and always greeted me with a smile. She was happy and able to give a smooth transition from when I started at rent by the bed to my private room and ultimately my own apartment. The way she maintains and upkeeps Aspire apartments is reminiscent of a mama bear catering her cubs, always making sure it’s tended to and always finding ways to improve the quality of life here. Overall I don’t regret my decision moving from the dorms to living at aspire and I will continue to enjoy my stay here until I graduate my senior year

I lived in Aspire for my first year at CSUN and it was a very mixed bag. They had a lot of great to offer but also had a lot of downsides that made living here at times a struggle.

For the pros, Aspire is very very clean. The apartments are new, so of course it's going to be very nice here. There's a lot of resources like the pool, jacuzzi, gym, rooftop gathering spots, etc., and they have a lot of events which is really nice. Sometimes for special occasions they'll give out goodie bags or every now and then they'll have a food truck come over. The units themselves are spacious too.

The apartment complex is also very guarded. There's security guards that you can see around. I've gone in and out very late into the night, and never really felt super unsafe. The janitors clean the halls very frequently as well. Aspire has a great atmosphere and I love just chilling out on the roof when I need a break or to just relax.

Unfortunately, however, my time here at Aspire did have a great deal of cons. For starters, I think my unit was the only one to experience it from what I know, but for the first 6 months, me and my roommates had a big roach problem. I know it wasn't us that caused it because they had sprung up since our first week there, meaning they were there since before we moved in. This is after we were ensured that the place had been cleared, cleaned, and fumigated. Victoria the head seemed a bit incompetent when it came to handling the situation, and eventually just gave up and blamed us for it. Victoria just seemed incompetent in a lot of things admittedly.

The by the bed program is really hit or miss in terms of roommates. You'll get thrown in with 3 random people and if you don't like them or don't get along with them, then tough luck. This is more of a wish nitpick more than anything, but I kinda wish they'd just try a bit harder to match people with similar interests to each other instead of just making things random. Their whole website is honestly pretty confusing. They purposefully leave out certain information to make you think you're getting one thing, when you're actually getting something else.

Going back to how this place is run, it's kind of a gamble if the staff are going to do their job well or not. This was a specific problem with Victoria, but I find that she takes forever to respond to emails. Hell, I sent her an important message 3 days ago regarding a charge on my account (even after I've moved out) and have gotten no word from her. She also has just had some weird and shady incidents. Allegedly, she got into an argument with someone else living here because she entered their apartment without notice. It got so bad that the police got called to settle things down. She just seems to think that she can do whatever she wants.

I just don't think the Aspire staff take things seriously enough when it comes to quality of living. I can tell you that there's a lot of smokers living here in Aspire despite their "strict" no smoking policy. The most they'll do about it is stick up notices on people's doors telling them not to smoke. They don't really care. But if it's something that makes them money then they'll be on it as soon as possible. I once got a littering fee because my roommates had left a trash bag out for a bit, but I wasn't even home when they did that. Things got sorted out, but the fact they were so quick to charge for that is crazy. They have fees for everything and I can guarantee that you're not going to get the full amount of your security deposit back once you move out. I know I didn't.

Overall Aspire is kinda just whatever. They make you think that you're going to be living in complete paradise when you walk in that door, but over time you'll really start to see the problems creep up everywhere. Again, it is a really nice place and I did have some good memories here which is why I'm not giving it lower than a 3. Just understand some of the things you might see or notice here.

Great place to live until you have to get your deposit back. Had to threaten to sue them in small claims to get the deposit back two months after vacating the apartment.
On site Management was clueless and had to reach out to the main LBPM corporate office to get our deposit back.

Deceitful and poor quality staff, extremely loud living conditions.

I posted this review several times and it was repeatedly taken down by Google.

Lived in this place for one year and got out as soon as I could as my upstairs neighbor was extremely loud. Despite the PM upon moving in insisting that residents rarely cause noise violations due to the heavy fines laid out in the lease, after making several noise complaints the only response was ever, we can’t really take your word for it you should call security. And calling security would do nothing.

The apartment has been adding new fines and fees since I moved in and it got absolutely out of control, such as new transaction fees, rising utility costs, and most recently, they decided to steal my entire security deposit and charge me on top of it due to absurdly minor marks on the walls which could not possibly cost the amount they claimed to fix, which by the way is illegal in CA and they surely are aware of this, but after calling Victoria she says this is their blanket policy for everyone and she doesn't know any better. Literally any chance they get they will fine you, apparently its their policy to just steal your deposit.

Of the staff, the junior member Arman who answered the phone almost every time I called gave me zero accurate pieces of information in the year that I lived there, he would give wrong information or tell me to call later when the senior staff was there any time I had a question about their absurd and myriad billings. The senior staff member though overly nice at first, is a very rude and deceitful person. For instance, we were moving a very large and heavy couch out through the lobby before we moved out, we asked for a dolly and she brought us a 2x2 wooden plank dolly with janky wheels, where a few days later when we were moving out we asked for a dolly from a maintenance staff member and she brought us from the same closet a 350 kg-limit full size metal dolly. Later when I was trying to find out if they were going to steal my deposit (which they did), after saying I’d hear in 2-3 days after move-out and it’d been over two weeks, she was ducking my calls for days, until I called with my boyfriend’s phone and then she answered on the first ring. Upon moving out we were not given a space to put our truck and had to carry our stuff across four lanes of traffic because they refused to move their van that sits outside and can easily be parked in the garage, where the truck is too large for the garage.

The one bedrooms were nice but it is very difficult to afford as a student and required working an excessive amount for me personally on top of my studies, which I was still able to complete with high honors. But whenever I was able to be home from work or classes, my upstairs neighbor was without fail stomping around, vacuuming daily for hours for some reason with a very old and heavy vacuum, rearranging furniture, fighting with the dog, etc, with dogs and loud music on either side and below our room as well. I would not recommend living here.

I've been living in this apartment building for three years now, and I couldn't be happier. The location is fantastic; it's situated in a great area near CSUN college. The neighborhood offers a variety of restaurants, grocery stores, and even a reliable dentist nearby. The building itself is well-maintained, with daily cleaning by dedicated workers. The presence of a pool and a gym is a delightful bonus, adding to the overall appeal. I consider myself lucky to have found this place, and my three years here have been nothing short of excellent.I must commend Victoria Gaskins and her dedicated staff for their exceptional service. Since the day I moved in, they have been incredibly helpful and responsive, addressing any concerns my family and I had. Victoria went above and beyond, ensuring we had parking spots and even addressing issues like residents hogging the laundry room machines. Her proactive approach significantly improved our living experience. Additionally, she adds a delightful touch of entertainment to the building, especially during events like Halloween. I'm truly grateful for their outstanding support and the sense of community they foster here.

Living here has been such a blessing for me and my kids we feel welcomed, safe , it’s a beautiful environment and somewhere we can finally call home build memories live laugh and love! The staff is amazing, professional at all times very kind and always address any needs or concerns I have immediately also yes there’s a fee for parking but it’s so worth it 24/7 security gated and guarded I don’t have to worry about my car being broken into or anybody damaging it. My kids love the pool area they can’t stay away from it lol oh but the gym and rooftop area that’s for mommy to work all the sweets off or just head to the top for a piece of mind with my glass of mommy juice lol I love it here we couldn’t ask for a better place to call home with the best schools around in my opinion and my asthmatic son has been doing great I love the fact that it’s a no smoking building it has helped me with my habit so I’m no longer a heavy cigarette smoker god is good🙏🏿!!! I’ll be here forever if I can!!!

Sometimes you have to stop and be thankful for all things around you. The staff here at Aspire is AMAZING! Victoria, made my entire move in process seamless. I’ve had questions and very few concerns during my time here and all were answered promptly. From parking, to the community activities, safety, and cleanliness I’d give the property 10 stars if I could. I’m happy living here and I recommend this property to anyone looking for a beautiful place to call home.
