My mother has lived here for several years and has formed such a wonderful community of friends. As an elderly and disabled woman, she tends to lean into hoarder tendencies and it is a comfort for me that they stay on top of watching over her to make sure that she remains safe in her home. They have a lot of inspections- which is something I believe the city does right- but I wish they would do more sometimes as she tends to get herself in a position of ‘panic’ before they come. She needs upkeep inspections due to her hoarding to keep it from building up between inspections. Again, I am so grateful to the staff and community for looking out for her, and hope she will be back in her home after renovations are complete. Now if someone can recommend how we can protect her from fraud and crime in the area…

MPT is senior/disabled apartments.
There are inspections that will be carried out on a scheduled basis determined by the City of Phoenix and HUD. The manager has no authority to conduct inspections, annual or otherwise.
Inspections include: Maintenance and repair, cleanliness or habitability, REAC (Inspections required and conducted by HUD, which includes, but is not limited to, records and results of all city and property inspections, office bookkeeping, maintenance and repair, work order status, etc.)
It may seem like there are an inordinate number of inspections, but since City of Phoenix and HUD each pay 1/3 of the rent, and the city owns the property, they have a vested interest in the condition of the property. Also, slumlord laws require inspections of the condition of the property.
Maryvale Terrace will be renovated during 2023, as all senior properties have been renovated on a scheduled basis.
