Bad business practices

I lived here for a year, paid my rent on time. No major issues, the trash is usually overflowing, but it’s a huge place and that also has to do with tenants. Vic and Mike are great, they’ll usually resolve any issues you have. Be aware of Debra Rigor though, I think she’s the manager, this lady is extremely rude and disrespectful. Her condescending attitude is palpable. When I first turned in my 30 days notice, she literally raised her voice and said we needed to give at least 30 days notice; we were giving 2 months. Lovely Debra didn’t know what month we were on, when she finally noticed she laughed it off. Now, almost a year later I’m being charged the better part of $2000 due to the condition of the apartment and how it was left. Okay, if there were issues let me know, I pay my debts, but don’t disrespect me and send me to collection without any notice. Oh yes, lovely Debra and her staffed failed to write down my new apartment number on the snail mail they sent, both of her staff members confirm that the mistake was made. When I noticed lovely Debra about this, she said she would do me the courtesy of emailing me the info, again, almost a year later after she sent this to collection. When I asked for the phone number she called she said she didn’t have the time to get that for me, she did eventually. When called her on the condescending attitude she said I could call back when I was ready to deal with it. Finally, I took pictures of the apartment and how I left which I’m adding here. Where is this damage that I’m being charged for? My credit is being affected by this. What kind of business is this? I don’t recommend dealing with these individuals.

I had been looking for a new apartment to move to because my apartment complex at the time had poor management and a few other things wrong that I just couldn’t deal with. Upon finding Villa La Paz, my first encounter was with Michael and it was a pleasant, courteous and professional experience. I was finally able to get in and now I am a current resident. My experience has been great! Positive and friendly staff, never rude, upkeep of the complex is always up to part. A good place to reside most definitely!

Moved in here a couple of months ago. The moving- in process was very easy thanks to how helpful Debbie and Victor are. I love how Debbie is very strict and keeps her tenants in check. The apartment complex is always very clean and quiet. Neighbors are respectful and polite. My only complaint is that they use flat paint for the interior; therefore, it is almost impossible to keep the walls clean since wiping them creates a bigger spot. As far as parking, I haven't had any problems with anyone parking in my designated parking spot.

I lived there for a year by myself and had very few issues until I moved out. I never wore my shoes in the apt., and never spilled anything or even ate in the carpeted area and yet they charged me for carpet cleaning. I put no pictures on the walls and not so much as put a mark on them and was charged $135 for touch up paint. Truthfully the apartment was in better shape than when I moved in because i took out all of the old tv antenna wires that were laying all over that were obsolete. I had been paying 1575 for a unit that allegedly had upgraded cabinets just to find out that they were the same cabinets that my niece and her husband had 8 years prier to me. Not the $50 a month upgrade. The stove is the biggest excuse for a stove I have ever used and never worked properly. I was never late with my rent and yet my whole security deposite was taken. They even went as far as sending me a bill for $15. Very unprofessional and petty I think..

5 Stars at time of move in.

Mike and Victor made moving in painless. The complex has strict requirements for tenets, which could end up annoying. However, the constant professionalism from Mike and Victor made the move in easy. They quickly addressed all concerns, spoke fairly and honestly about community policies and did not attempt to sell or con me about any aspect of the lease.

Mike informed me that their company has a focus on culture change, and are working several improvement projects relating to parking, amenities, and overall community spirit. This is encouraging to hear as a renter, that management is not only involved but invested in improving the community.

As for the location, it is excellent at what it does. Basic amenities, free assigned parking, convenient location, cheap fibre optic internet, and a quiet community vibe.

There needs to be more honesty in the leasing industry like this. I am very glad to have worked with Mike and Victor and look forward to my tenancy at Villa La Paz.

I wish i had much better things to say about living here. I loved the neighbors. Victor and Michael were pleasant, and the apartment itself is fine "the tub water comes out black sometimes, but that's beside the point; however the property manager is inconsiderate and unfavorable person among the complex as we hear from other residents. We've had many issues with her and have sent a plethora of emails to the Spruce Grover property management with prior complaints.

I've worked in property management / leasing and I would have never treated anyone the way shes treated us and other residents.

We moved in during the beginning of the pandemic and even though we couldn't use the amenities, some days the laundry room had no working washers, the pools were all closed, we still needed to pay all the fees that included a gym and pool key. Even though there are many signs asking for the residents to take extra precautions and wear masks, Deb has been seen by everyone not wearing a mask and even coming closer than three feet to my husband without a mask to tell him she was going to write us up for dropping off our son in the fire lane before parking the car. We understand that there is a reason for the fire lane to stay open, however if the staff here and vendors can park there for three hours at a time and uber's can park there for more than 30 minutes, why are we being confronted so inconsiderately?

Every time we've had a confrontation with the manager Deborah, she's laughed in our faces, showing absolute no compassion or consideration. As mentioned, I"ve worked as a property manager and I would NEVER LAUGH IN THE FACE OF A RESIDENT. NO . MATTER. WHAT.
Unfathomably, disrespectful.

As many times as I and our neighbors have said they've complained to Spruce grove about her as an individual, its unfortunate to see that she is still acting this way towards the residents that are supposed to trust her to make this property a comfortable living environment.

I love my place and would recommend it to anyone. It's nice and quiet. Managers are very kind and considerate. Austin is the best! Clean and tidy always. The laundromat is a little pricey, but the there's one across the street. I really feel safe here.
