Over priced lot rent. You own a manufactured home but still pay property taxes. Rents have doubled in the past 8 years. Fees are everywhere, pets, etc. why buy a home only to pay over priced rent? You can’t sell your home because no one wants a loan payment and a rent on top of that. Silly business model.

Beautiful 55+ community in the West Valley. Be aware that this is in a flight path and you will hear the jets flying overhead quite often. Most people don’t mind and I didn’t even notice it after a little while. There’s great open spaces in this community of less than 150 homes. The clubhouse and amenities have been recently renovated and are very modern. This definitely has a feel of a housing community and not a mobile home park or vacation resort. The community was previously an all ages community and there are a few families that have been grandfathered in. The kiddie pool will make a great place to sit in the water and visit with a margarita. Twila was very helpful and knowledgeable with all the new homes. She was very informative about the industry.

I wish I could move here, but Veterans benefits won't allow it. This is not a bad thing, but this is THE place I want to live. Modular homes are newer that are already there you can purchase or park your new one here. Beautifully landscaped and activities for 55+ only clientele. I worked with Twila and she was great.

We moved into Coppersun 2022 and I’ve enjoyed this community so much we’ve taken advantage of the pool gym and just able to walk around the peaceful neighborhood.

My parents lived here for 16 years. It has always been safe and well-maintained with nice amenities. The pool and Jacuzzi are always sparkling and the community is quiet and insulated from the city around it. You can hear the quail in the mornings and see rabbit families venturing out. The Palms/Coppersun was the perfect way for my elderly parents to down-size into a low maintenance home and property. It was only after my mother's recent illness and death,that I realized what a wonderful, caring community this was. My mother's neighbors looked out for her as her health declined and were so supportive of her during her life and of me when I came out to AZ to care for her and then to later settle her estate last month. The community is friendly, but not intrusive, and the home owners come together to support one another when needed.

I found Cobblestone Senior Living in El Mirage the worst place to live at. I would not recommend anyone living here. Ever since Coppersun Senior Living had become the new owners from previously owned Palms of El Mirage. The overall quality of management has done a disservice to the Residents. The manager rarely answers her calls and goes to voicemail not to mention she rarely returns the calls. And is typically in another community leaving my community without a manager. The entry Gates were broken to the community and were left open for over one week until they were fixed. Criminals had entered the property stealing car parts from residents in the past. I contacted their company in regards to this yesterday and about a late payment fee that was just recently added this month because somehow the electronic transfer never went through. She stated she was going to email the regional manager about my concern. I contacted the manager to bring to her attention by phone being proactive but never returned my call. I then emailed her and the regional manager. And she stated she seen the payment was made but to wait because it takes time for the bank to process it! It’s been over 11 days now. I have decided to put my home for sale because I don’t believe that they care about the property or the residents!! There is no accountability when working to resolve issues that are beyond your control! Also they prefer to have all the residents that were grandfathered in for space rent. Because all new residents have to pay a substantial lot increase of over $300. A month. The old residents are not subject to that and there is rent control for the city of El Mirage. So they annually raise the rent to the limit that the law applies!
