Mold in the AC, mold in the attic, water damage everywhere. We wouldn’t have knows if I didn’t already suspect an issue and investigate the place myself, causing severe allergic reaction that sent me to the hospital. We had a 3rd party tests and the unit has high concentrations of mold. They gaslight at literally every opportunity they get. Worst place ever. Only rent from them if you have a savings account your not attached to cause you’ll be spending thousands fighting for clean living.

Following up on this, cause I now have my blood test results back for mycotoxins. I tested positive and way above the safe limit for each and every strain of mold that is toxic to humans. Hey Irvine co, you owe me the last 6 months of my life back!! Total comes to about 134,000 which includes my salary that I lost due to my “unknown”health issues. I’ll make sure you all are reminded of the law which states that the landowner (hey that’s you guys!!) is responsible for any damages caused by unsafe living conditions. We love this community and have been living at Mariposa for almost 11 years now. We want to give a big shout-out to the maintenance team Rick, Lupe, Armando, and Enrique who are always so helpful and nice. We don’t have lots of issues in our apartment but they’ve always come really fast to take care of things.
Our building is going under construction now and it’s been a bit loud during the day but the crew working is super respectful as we go in and out and are gone before 5 which is when we are finally all home so no issues there and the other buildings look so nice already. All outside lights have been replaced too and it made the buildings and garage areas brighter and feels safer too. Especially for some of us who are out super early. Management also has been very good about sending out notes, emails communicating construction dates.
We love it here.

This review is long over due but I wanted to show my appreciation for Rancho Mariposa community and staff, ive been living here for 3 years and it's been comfortable and amazing, the amenities are cleaned and maintained daily, especially the pool that my 1 year old boy really enjoys. I truly feel at home here not to mention the maintenance team they come within 24 hours of me submitting a maintenance ticket a special shout out to Armando whose fixed a couple of issues in my unit, thank you Armando 😊 for being so friendly and I appreciate your hard work.

Alberto with maintenance and Virna in the office are the best at communicating and helping people. I always go to them for assistance and I get the best service every time. I even sent my neighbors to the office to ask for Virna cause I know they would be in good hands!

It is not a good place to live. It has been 2 months that they are doing the construction work with a lot of noises outside of the building without any notice before extending the rent. They do not care about the comfort of their residents and despite having emails and communication with them even they did not act positively to resolve the issue.

This place is BUG CENTRAL. I rarely open my windows, patio, or front door. Which means bugs should not be randomly flying into my unit at times... WRONG. I have had 4 bees within the past 7 months just randomly fly and buzz around in MY unit. Not only bees, but 4 big flies, and a WASP. I am assuming they are coming in through the vents or pipes, but as someone who finds any insect repulsive, it made my time leasing here very uncomfortable. Not too mention the fact that these buildings are sprinkled with spider webs and cobwebs. Sometimes, I'll even see silverfish pop around my unit walls too, those things are repulsive, (thankfully) harmless. Oh and the occasional spider here and there. Luckily i havent had to deal with roaches (however, my neighbor has!).

The rent here is pretty high, slightly lower/ more affordable than other Irvine Company apartments, which made me pursue a 1 bed 1 bath lease here. I have to admit, the location is wonderful, getting to be right near the TMP is a great perk, But it does NOT makeup for the fact that these apartment units are outdated, and for such a high rent, the high cost does not justify. Appliances are a bit old compared to modern one, though they do function just fine. However, windows are fragile and thin, and thin apartment walls!
