Furnished apartments, tidy and well arranged with ample storage space. I did expect there to be a microwave oven since most furnished places have them but that seemed to be the only main thing missing. Otherwise, it's nicer thanost other student housing options. Suitable for families as well as individuals. Top floor apartments are the nicest with two storied floor plans.

Clearly the best also most affordable apartment complex in Boulder, CO. I lived there for four years and never had an issue with management. Comfortable and unbeatable locations: 5 min walk to Sprouts, Safeway and Hop bus stop, and CU engineering center. Never unreasonable charging ever. The maintenance is amazingly helpful, who even helped me install curtains on the wall.

I lived here for 2.5 years until last month.

Pros: Inexpensive, utilities included, 7 minute walk to my building, views of mountains, proximity to restaurants, Safeway, bus routes, quiet hours: 10pm-7am (and 1-3pm,) pretty lawns / big trees, community garden, kid friendly. Maintenance people are helpful and knowledgable. Most people living here are nice. No smoking or Alcohol here. CU affiliates only.

Cons: Buildings feel cheap and look cookie-cutter. Rooms are fluorescent-lit with popcorn ceilings - not much ambiance. Walls are thin: tenants above were loud after midnight often, without action from housing management, despite many polite requests from us (we're not big complainers, but it was ridiculous.) Bike theft in front of the apartment (that's all of Boulder, though.) Mandatory lock changes (such as changing your apartment to a swipe-in so that CU Boulder can log every time you lock or unlock your door, or leaving our storage closet unlocked one day, removing the keyhole completely - all in the name of "security.") Loud, gas-powered campus carts driving by at full speed many days at 7 a.m. Total hassle to move in or out: you cannot park within 100-200 meters of your front door and they only rent hand-carts for free.

TL;DR
If you're willing to put up with noise, many arbitrary rules, and unhelpful management, then you can live here with other Graduate Students and Families for an inexpensive price and be right in the heart of Boulder, on campus. Probably worth it! Long waitlist though, so you should apply at least a year in advance. Also, on the map it's shaped like Africa.

I lived here as a student for about a year. It is very close to grocery stores and the hop bus stop. The apartments do not have an air conditioner but it is a pleasant place to live. There are a lot of community arranged events plus the students get free tickets to university football games 🙂

Really good place to stay especially for International Student at CU Boulder with the family. The community around is really safe and friendly. It is so close to many groceries stores such us Safeway and KingSoopers.

Do not live in these apartments - burglary, locks that don't work, rude and unresponsive (paid) resident managers, our fence broke over the storm and they did not fix it for a. Month, clogged toilets ( we had sewage swimming in our bathroom) it's worse than low income housing
